NZEB energy class Construction to the so-called "NZEB" standard (Nearly Zero Energy Building)
LOCATION: The "Rockwell" residence is located in Mersch, 18, rue des Prés and 12/14/16, rue François Faber. It will be built on a plot of land of ca. 24.45 ares.
ENVIRONMENT: Mersch enjoys an ideal location in the centre of the country. The residence "Rockwell" is located close to the shopping centres, supermarkets and shops of the Merscherberg.
In the centre of Mersch, there are a variety of restaurants, shops, the cycle path and various playgrounds. The 13-hectare municipal park with a small lake invites you to unwind.
The "Mierscher Kulturhaus" offers an artistic and cultural programme. The library "Mierscher Lieshaus" is a meeting place for all book lovers. The national literature centre brings together everything related to Luxembourg literature after the year 1815 and offers an extensive programme of educational and entertainment activities for children.
Located 1.7 km from the residence, the "Krounebierg Aquatic Center" offers various pools, numerous indoor and outdoor water games as well as a wellness area. At the top of the "Krounebierg" stands an obelisk, which is supposed to indicate the center of the Grand Duchy.
MOBILITY: The Mersch train and bus station can be reached in just 9 minutes on foot and is served by line 10 (Troisvierges - Luxembourg-Gare) of the CFL. Luxembourg-Gare can be reached in 20 minutes by train. Various bus lines serve the bus station and provide, for example, direct transport to the Badeanstalt in the center of Luxembourg City. Thanks to the access to the A7 motorway, Kirchberg is only a 20-minute drive away. The cities of Ettelbruck and Diekirch are 14 and 19 minutes away by car.
The Alzette cycle path (PC15) stretches for 31 km from Walferdange to Ettelbruck. From Mersch, which is halfway, a detour to the idyllic Eischtal valley with its countless castles and fortresses is highly recommended.
CONSTRUCTION: On the main facade are the pedestrian entrances and access to the communal garage. The residence has a basement, a ground floor and four floors. In the basement we find the private parking spaces, cellars, common rooms and other technical rooms. The ground floor is reserved for shops and the upper floors are reserved for housing or any destination permitted by the regulations.
ENVIRONMENTAL AWARENESS: In the current context of sustainable development as well as the energy economy and its strong increase in cost, we have opted for the construction of homes according to the energy standard "NZEB" (Nearly Zero Energy Building) - Grand-Ducal regulation amended on November 30, 2007 concerning the energy performance of residential buildings.
The construction and architectural design, the quality finish as well as the thermal and sound insulation, guarantee any investor assured stability of the invested capital and a certain adequate return.
