Luxembourg investment guide: location, type of property, budget?

Are you a cross-border commuter who wants to move to Luxembourg but the financial aspect puts a brake on your project?

According to the ING International Survey study into real estate, 60% of Luxembourg residents say they are property owners. Of these owners, 76% have Luxembourg nationality while 69% are foreigners.

Do you want to be among these 69% of foreigners who have decided to buy a property on Luxembourg soil? Here is some information regarding the real estate market broken down by targeted region and the surface area desired.

If you have a budget of less than 300,000 euros, we advise you to search for a property in the vicinity of the French border, such as in the towns of Dudelange, Esch-sur-Alzette, Bettembourg or Differdange. At this price, you can buy an apartment, generally without a garage, of approximately 65m2. 

If your budget is between 300,000 and 500,000 euros, you have larger margin to work with. In the Grand Duchy, such a financial contribution can enable you buy a small house of approximately 90m2 to renovate or else an apartment of up to 100m2. At this price, it would be very unlikely to have a garage included in the price of the property. This also depends on the geographical area of your choice: the closer you get to the capital, the less surface area you will have as the price per square metre will increase. 

If you are lucky to have a larger budget for your property investment, you will have a greater choice regarding the overall availability of real estate properties in Luxembourg.

If you dispose of between 500,000 and 600,000 euros for your property project, you will be able to treat yourself to something grander, like a new semi-detached house with a garden, for example. 

With a budget of over 700,000 euros, you will be able to purchase a larger property with more services, one that would cost around 450,000 euros to acquire on the other side of the border. In other words, with this budget, you can purchase a detached house of approximately 150m2 or else an apartment of 100m2 in the centre of the city of Luxembourg. Also, buying a parking place is very expensive in the city centre with tariffs reaching 100,000 euros for underground parking. 

All these criteria therefore need to be taken into account if you wish to invest in the Grand Duchy. If the idea of living on Luxembourg territory is a project that really motivates you, you will probably need to review your criteria and think carefully about the location of your property as well as the services you wish to benefit from.
