Steps for a successful visit

Only a few days left before real estate visits become available again and this good news allows you to restart your purchase or rental projects. Do not hesitate to bring your check-list so that you do not forget the important items for a successful visit.

Before the visit

Take a few minutes before your appointment to visit the surroundings and the exterior of the property to get an idea of the general environment of the neighborhood and its infrastructures (schools, shops, transportation, etc.).

If you are a prospective buyer, inspect the facade and roof to assess whether a renovation is to be done in the near future. You can also check the consistency of the price with the market price by doing a real estate valuation online.

As far as rentals are concerned, they are quickly taken in Luxembourg. You will need to prepare your file in advance to be among the first applicants to submit your application in case of a favorite property. If you are unavailable, choose to have a trusted friend or family member visit the site on your behalf.

During the visit

A good soundproofing is essential for your daily comfort. If possible, visit the property you want at two different times of the day for a true-to-life look.

The exposure is also to be observed. Beyond the pleasant aspect, a good exposure will have a beneficial impact on your bills by reducing the time of artificial lighting such as the use of heating.

Other details that are often overlooked is locating the number and location of water inlets. This will allow you to consider whether or not to install a washing machine or dishwasher.

For future homeowners, identify the presence of mold or forms that would be used to hide traces of infiltration at the risk of incurring large repair budgets! Also, check the common areas if there are any because they will be part of your acquisition, therefore their maintenance and future renovation as well.

Also collect all the information related to rental or purchase costs: amount and breakdown of charges, DPE (Energy Performance Diagnostic), type of heating, etc.
